Warehouse demand stays high

By the end of the year the demand for warehouse space should be similar to 2016 when 3,3 million sqm of space was leased, predicts Colliers International. 

In Q3 alone, 131 transactions for over 800,000 sqm were signed. The largest markets in terms of transaction volume were Central Poland and the Warsaw market (zone II), where 150,000 sqm and 130,000 sqm were leased respectively. The third party logistics sector dominated among tenants accounting for 23.7 pct of the total take up. At the same time, 940,000 sqm of modern industrial space was completed including two large projects in Szczecin for Amazon (161,000 sqm) and Zalando (130,000 sqm). Panattoni dominated the market in terms of new supply delivered over that time (57.5 pct). At the end of Q3 total stock in Poland exceeded 13 million sqm. Over 1 million sqm of space is currently under construction.
